Services
Yes, we offer an after-hours courtesy patrol. To request assistance, call the office number and follow the prompts to leave a voicemail with your complaint details, apartment number, and phone number. The courtesy officer will receive your message and respond as soon as possible.
Amenities
Willow Brook Crossing is home to a sparkling pool with loungers and shaded seating. The pool is open Mondays to Fridays 9:00am to 6:00pm, and Saturdays from 10:00am to 2:00pm.
At Willow Brook Crossing, our apartment amenities include faux wood flooring, custom two-toned paint, spacious closets, electronic thermostats, and private patios or balconies. Each home also features washer and dryer connections, and select apartments offer upgraded appliances, ceiling fans, and cozy wood-burning fireplaces for added comfort. Lease
After an application is approved, each leaseholder will receive an email with instructions to review and electronically sign the lease.
Residents may break their lease at any time. However, they will be responsible for any applicable early termination fees outlined in the lease agreement.
Guests not listed on the lease may not stay for more than 7 days in a single week or more than 14 days in any given month.
Yes, leaseholders must inform the office staff if a guest stays for more than 14 days in any given month and must be added to the lease.
Yes. Residents must obtain and maintain renter’s insurance with a minimum of $100,000 personal liability coverage during the term of their lease. If the resident has an pet, their policy must cover pets and animal bites. If the resident does not have renter’s insurance, they may contact ResidentShield, a leading insurance company that offers high quality, low cost insurance protection to residents of our community. More detailed information about ResidentShield can be found at www.residentshield.com or by calling a licensed agent at (800) 566-1186.
Residents also have the option to get coverage through a different third party provider. If a resident elects to obtain coverage from another insurance carrier, they will be required to provide the declarations page for their policy, including the name of their insurance company, the policy number, the effective and expiration dates of the policy and ensure that our property and information below is listed as an Additional Interested Party on the policy:

If we do not receive an updated Renter's Insurance Policy, the resident will be enrolled in our Master Insurance Policy and will have a recurring monthly lease charge to cover the home only. This policy does not insure your personal property within the home.
Our shortest lease terms start at 6 months.
We offer lease terms ranging from 6 - 15 months.
Payments
Once an application is approved, a leasing team member will email a welcome letter outlining the first payment, which may include: prorated rent, deposits, and any applicable fees, along with other important move-in information.
Security deposits are refundable, however any deductions for final utility charges, cleaning, or damages beyond normal wear and tear may be applied. Once those charges are procaessed, any remaining balance will be refunded to you.
Rent is due by the 1st of each month.
Resident Portal
Yes! Our community uses the Westdale Living Mobile App, available on Google Play and The App Store.
Through the app, residents can make payments, create maintenance requests, and get notified of announcements and calendar events when push notifications are enabled.

Pets
No, exotic pets are not allowed. This includes but not limited to livestock, poisonous reptiles, amphibians or fish, snakes, birds of prey, insects, arachnids, and rodents (except for hamsters, guinea pigs or gerbils.)

Parking
Parking is complimentary at Willow Brook Crossing.
Visitors must register their vehicles to park at Willow Brook Crossing. You can do so by visiting www.R2Park.com, typing Willow Brook Crossing as the property name, and enter the access code WB2024.
At Willow Brook Crossing, parking is available on a first come, first served basis.
At Willow Brook Crossing, we allot up to 2 parking spaces per household.
Visitor parking is located by Building 11 against the fence.
Application Process
The total gross income of all applicants must not fall below three (3) times the amount of rent you will be required to pay, considering any state, federal or local assistance, benefits, or subsidies you receive. The income requirement may be modified if required by federal, state, or local government subsidy or financing programs. A guarantor or additional deposit may be required if the income requirements are not met. All applicants are subject to approval through ScreeningWorks, the community’s third party applicant screening agency. Screening criteria will be applied uniformly and in a manner consistent with all applicable laws, including state and federal housing laws, federal fair credit reporting laws, program guidelines and administrative rules. Approval of all applicants are based on an empirical system that incorporates multiple credit factors along with other non-statistical factors to determine overall applicant worthiness.
Applicants are required to verify income by completing an income verification step provided in the applicant portal after the application is submitted. Applicants can connect a bank account or connect directly to a payroll provider. In some cases, your employer may automatically provide salary information through The Work Number. Self employed applicants must either connect a bank account, provide a financial statement prepared by a CPA, or provide the previous year’s W9. Newly employed applicants must provide an official offer letter including salary and start date from the employer.
A valid government-issued photo identification is required as part of the application process. The following are acceptable forms of identification:

- U.S. passport or card
- Permanent Resident Card
- Foreign Passport with one of the following:
- Valid copies of Temporary I-551 Employment Authorization

Yes, applicants can have a guarantor. The guarantor must meet the qualifying criteria and have a gross income that is 5x the rent amount. Guarantors are for people who do not qualify for income only.
All applications MUST include everyone who will be living in the apartment, including those under the age of 18 and guarantors (if applicable). Those over the age of 18 MUST be listed as a leaseholder.
During the application process, the primary applicant will be prompted to invite, via email, all persons 18 and older to complete an individual application. For anyone under 18 years of age, only name and date of birth need to be entered.
If an application has not yet been approved by the leasing office, applicants can log into the Application Portal, and invite any additional roommates to complete their individual application.
Be sure to contact us to let us know when a new roommate has been added to ensure they are included in the approval process. Note: If an application has already been approved, please contact the leasing team directly.
Unfortunately, all applicants over the age of 18 must meet our standard Qualifying Criteria to be able to move forward in the application process.
Any outstanding charges can be paid through the Applicant Portal.
